  • Complete architectural drawings and proposed finishes for Town Of Whitby Heritage Committee approval. Approval required submission of proposal and committee member presentation.

  • Submit architectual stamped drawings with heritage committee letter for permit to be issued.

  • Demolition of existing front porch landing

  • Re-configure loaction of existing air conditioner and HVAC exhaust piping

  • Coordinate with arborist to ensure existing trees would not be affected by construction and introduce barriers to protect tree roots

  • Install screw piles 7' deep for porch footings and foundation

  • Install wood beams, floor joist and anchor plate through existing brick and attach to interior rim joist

  • Install fiberglass structural post

  • Install wood beam, ceiling joistand plywood sheating

  • Install EPDM roofing

  • Install trex floor planks

  • Install pine tonge and groove ceiling planks

  • Install vinyl trimboards to cover ceiling beams

  • Install turned spindles with custom handrail top and bottom rails

  • Install electrical recessed floor receptacles and slim LED potlights

  • Install gas lanterns

  • Install vinyl trim board skirting 

  • Install eavesthrough and downspouts

  • Paint and stain
